FAQ

Can foreigners officially own real estate in Bali?
Yes. While foreigners cannot directly own land in Indonesia (land ownership is reserved for Indonesian citizens), they can legally own buildings through a long-term leasehold or a Hak Pakai (Right of Use) or Hak Guna Bangunan [HGB] (Right to Build) structure — typically through an Indonesian legal entity with foreign ownership (PT PMA). This is a well-established and secure legal mechanism that gives investors control over the property, the ability to earn rental income, and the right to resell.
What forms of ownership are available, and how do they differ (leasehold vs. freehold)?
Leasehold — this is long-term land lease (usually 25−30 years with the possibility of extension).
Freehold — a form of full ownership, available only to Indonesian citizens or Indonesian companies, including those with foreign participation (PT PMA). For foreign investors, the safest and most legal option is leasehold.
What type of land do you build on?
We build exclusively on land zoned for residential and tourist development—classified as yellow and pink zones according to Indonesia’s spatial zoning laws.
This ensures legal compliance, the ability to obtain permits, and the right to officially operate and rent out the property.
How is the transaction formalized and how long does it take?
All transactions are handled by a licensed notary (PPAT), who oversees document verification, contract signing, and leasehold registration. The entire process typically takes 2 to 4 weeks.
What guarantees do you offer regarding construction timelines and quality?
We provide a formal contract outlining deadlines, work stages, costs, and legal obligations.
Additional guarantees include:
— Up to 10 years structural warranty
— 1 year warranty on finishes and equipment
— Optional 3−5 year income guarantee, if you lease your property back to us
All construction is carried out using certified materials and monitored by our in-house technical team, including independent quality control at key stages.
What rental yield can I expect? Do you offer income guarantees?
Rental yield depends on location, concept, and season. On average, our projects deliver 9% to 17% per annum.
At the pre-sale stage, we often offer guaranteed rental income for 3 to 5 years.
What taxes and ongoing payments are required?
As a leasehold property owner, you’ll be responsible for:
  • Annual land tax (PBB)
  • Rental income tax
  • Utilities and operating fees
  • We handle all calculations, financial reporting, and help optimize tax obligations.
How is the property managed after completion?
